Cancellation policy
How cancellations and refunds work for Absolute Stays homes — including the 24-hour free cancellation window and rare major events.
Overview
In general, cancellations and refunds for Absolute Stays reservations are governed by the cancellation policy shown on the listing and again before you pay. Absolute also gives every confirmed home booking a free cancellation window for a short time after you book.
In rare circumstances where large-scale events prevent or legally prohibit completing a reservation, our Major Disruptive Events rules may apply. When they apply, guests can cancel with a refund or credit regardless of the listing’s ordinary cancellation terms, and hosts can cancel without the usual host-cancel penalties — though the calendar is blocked for those dates.
These rules apply to Absolute Stays homes. AbsoluteCover for guests is separate protection for serious problems with the stay itself — it is not travel insurance and is not a substitute for the cancellation policy.
24-hour free cancellation after booking
You can cancel for a full refund within 24 hours of booking, as long as check-in is at least 48 hours away at the time you cancel. Outside that window, the listing’s cancellation policy applies.

Guest cancellation policies on listings
Each Absolute Stays home shows one of the following guest policies. Exact cut-offs and refund amounts appear on the listing and in your booking confirmation.
- Flexible — Full refund if you cancel at least 24 hours before check-in. After that, the first night is typically non-refundable.
- Moderate — Full refund if you cancel at least 5 days before check-in. After that, a partial refund may apply for unused nights.
- Firm — Full refund if you cancel at least 30 days before check-in. Closer to arrival, refunds are limited or unavailable.
Cleaning fees and Absolute service fees follow the same refund share as the accommodation for that cancellation, unless your confirmation states otherwise. Experiences and add-ons may follow their own cancel rules.
How refunds work
Refunds are returned to the original payment method when possible. Timing depends on your bank or card issuer — often several business days after Absolute processes the cancellation.
If you need to change dates instead of cancelling, message your host or Absolute. Date changes are subject to host approval, availability, and any price difference.
Major disruptive events
When a large-scale event impacts the reservation location after you book and prevents or legally prohibits completing the stay, Absolute may activate Major Disruptive Events coverage for a defined area and timeframe. This is not an insurance policy.
Events that may be covered
- Government-declared epidemics, pandemics, and public health emergencies (not ordinary endemic illness).
- Mandatory government travel restrictions such as evacuation or shelter-in-place orders (not advisory guidance alone).
- War, hostilities, terrorism, large-scale civil unrest, or similar.
- Prolonged outages of essential utilities affecting most homes in the area.
- Unforeseeable natural disasters or severe weather that are not typical for the destination and season.
Usually not covered
- Events that affect only your ability to travel, not the stay location.
- Unexpected personal illness or injury, jury duty, or similar personal obligations.
- Non-binding travel advisories or guidance short of a mandatory ban.
- Airline insolvency, flight cancellations, strikes, or ordinary transport disruption.
- Weather that is foreseeable for the place and season (for example winter snow in the Caucasus), unless it triggers a covered government restriction or similar.
If you believe a covered event affects your reservation, contact Absolute. We assess the situation and confirm whether coverage applies for your dates and location. Outside coverage, the listing cancellation policy remains in force — hosts and guests may still agree a goodwill change or refund, but Absolute does not guarantee refunds beyond the policy.
Host cancellations
Hosts should only cancel when they cannot honour the booking. Cancelling under Major Disruptive Events coverage (when Absolute has activated it) does not attract ordinary host-cancel penalties, but those dates are blocked on the calendar and payout for cancelled nights is not kept.
Hosts must cancel if the home is uninhabitable or materially different from what was booked. Failure to do so can lead to guest refunds, listing suspension, and removal from Absolute Stays.
Valid host reasons outside major events can include serious damage that makes the home unsafe. Absolute reviews these cases individually.
AbsoluteCover and cancellations
AbsoluteCover for guests helps when there is a serious problem with the home that the host cannot resolve — for example a host cancel before check-in, or a stay that is materially not as described. It does not replace the cancellation policy for ordinary change-of-plans, and it does not cover travel disruptions such as delayed flights.

Other things to know
This policy does not limit rights you may have under Azerbaijan law or other mandatory consumer protections. Absolute decisions under Major Disruptive Events rules do not waive those statutory rights.
