Avoiding cancellations
Close nights you cannot host. Do not accept a stay you will undo. Guest cancellations follow the listing terms. Host cancellations are ours to unwind.

The calendar is the promise
An open night is an offer. When a guest pays Absolute, completes verification — SIMA in Azerbaijan, biometric otherwise — and the nights were open, that is a reservation. Closing the calendar after the fact is a host cancel, not a weather story you tell in chat.
A wedding, a cousin, a better offer, a cleaner who “might not come” — close those nights before anyone pays. A half August you kept is worth more than a full August you cancelled twice.
Host-caused
You left the night open, then you cannot host. Absolute rebooks or refunds the guest under AbsoluteCover and the Cancellation policy. The listing is reviewed. Repeat host cancels are how search and onboarding look at the house.
Do not ask them to “just stay anyway” off the platform. Do not take cash at the gate for the same nights. That can cancel the file and remove cover for both sides.
Guest-caused
Where the policy allows it, guests have a 24-hour grace window. After that, your published terms apply. Keep the house ready until that policy says the stay is dead. Do not re-let the nights in a private message while they are still on the reservation.
A guest who is ill, whose flight moved, or who changed their mind is not automatically your problem to refund outside the terms — and not a reason to invent a new fee. Point them at the Cancellation policy and, if the house is the problem, at AbsoluteCover for guests.
Weather and large events
A closed Şahdağ road, a flood on the plot, a state decision that makes the stay impossible — that is a disruptive-event question. Ordinary rain and a change of mind are not. Write to Absolute the same day. Do not wrestle the nights in the inbox.

Calendar hygiene
Same-day only if the rooms will be finished before 15:00. A two-night minimum if you clean yourself. A gap night if 11:00 to 15:00 is not enough. Friends book the same listing. A side cash week is how cancellations and cover files start.
If the house cannot be ready, close the night or write to us — hope is not a policy.
After a cancel
Read the reservation. Keep photographs if the house or the road was the reason. Do not start a review war. The guest fee they paid and the floor you would have received are unwound as the policy says — not as a private bargain.
