Calendar, minimum price and smart pricing

You block nights you cannot host. You set a minimum nightly floor in AZN. Absolute may raise the guest price. We never go below your floor.

You set the floor

At onboarding you agree a minimum nightly price in AZN. That is what you receive after a completed stay. The guest pays that stay subtotal plus a 15% programme fee. The 15% is not taken from your floor. AbsoluteCover is on the listing from the first live night — free for you.

Smart pricing may raise what the guest sees on busy weekends in Gabala, at Novruz, or when the north is full. A higher guest night does not automatically raise your payout. You still receive the floor unless we wrote a different host amount. We never publish a guest price that would force your payout below the floor you set.

Keep the calendar true

Close family nights, renovation, and local holidays you will not host. A guest who arrives to a locked house is an AbsoluteCover cancellation — and you do not get paid for a stay you refused at the door. Open only the dates you can honour at 15:00.

If two stays sit back to back, remember checkout is 11:00 and check-in is 15:00 unless the listing says otherwise. That is four hours, not a full laundry day. Block a night if you cannot wash, dry and reset. A calendar that is open is a promise.

How far ahead, and how close

Tell us if you need a day’s notice — a house at the end of a mountain track is not a same-morning arrival. Tell us if you can take a last-minute Friday. We set the guest-facing window with you. Do not leave the year wide open if you already know you will be in Baku for two weeks in August.

Do not keep a second calendar in a notebook or on another site for the same nights. A cash hold or a cousin’s friend on a live Absolute date is how you cancel a confirmed guest. AbsoluteCover only covers Absolute Stays reservations.

Longer stays and last-minute gaps

A week in one house means fewer turnovers and fewer 11:00 resets. If you want a minimum stay of two or three nights in peak weeks, say so when we build the listing. Do not invent the rule after someone has paid for one Friday.

Last-minute gaps can take a lower guest price as long as your floor is met. Ask us before you experiment — we run the guest-facing price. A discount you invent on WhatsApp is not a price we can honour on the reservation.

Peak weeks are not a new floor by default

Novruz, July in Gabala and the north, autumn colour, New Year — demand rises. Your nightly minimum can stay. We may raise the guest price on those weekends. If you want a different host amount for a named week, write us before the calendar fills. We reply from info@abaz.az; use the contact page, not a door conversation.

If you only want weekends, close the weekdays. Do not accept a 14-night stay you will cancel when a better Saturday appears. Host cancellations in a peak week are how guests lose trust in the whole village, not only in your gate.

When the house or the price must change

A heater that dies, a room you close, a week you must travel — close the nights first, then tell Absolute. Pricing and the written listing follow the house, not the other way around. A live night you cannot host is a file, not a conversation you can postpone.

Payouts still follow a completed stay, in AZN, on the schedule you see in the dashboard. Questions about a night or a floor — keep them on the reservation or the contact page so the file is complete.
