Guests complete online check-in before they reach the door. Check-in is 15:00, checkout is 11:00, unless the listing says otherwise.

Online check-in before the door

The guest finishes online check-in before they arrive. You see who is coming in the dashboard — name, headcount, the nights. Guests in Azerbaijan complete SIMA. Other guests complete biometric verification. A pending stay is not a stay. Do not hand over a code or meet at the gate for a booking that still says pending.

If the person at the door is not the person on the reservation, do not hand over the keys. Write Absolute on that thread. A verified badge is not a substitute for a face that matches.

How they actually get in

Share the door code, lockbox, or meeting point in the dashboard — not on the public listing, not in a story on Instagram. A steep path, a second gate, a lamp that must be on after dark: write those in the arrival note they receive after they book.

Test the way in yourself the afternoon before. If you will be late, message the guest and Absolute the same day. A guest who cannot get in at 15:00 is an AbsoluteCover case for them — and a stay that may not pay you.

The first hour

Be reachable. You do not have to cook dinner. You do have to answer where the breaker is, how the stove lights, and where they leave the car. Wifi and the door belong on a written card as well as in the inbox — a phone that dies on the Sheki road should not lock them out of the house they paid for.

Quiet hours, shoes, and the two rules that actually matter belong in that same note. Do not invent a new arrival time on WhatsApp. Times they did not agree to on the listing are how disputes start.

Checkout at 11:00

Checkout is 11:00 unless you wrote another hour on the page. Keep their list short: lock, keys, rubbish. The rest — linen, floors, the heater in January — is your turnover, not a chore list that eats their morning. Four hours to 15:00 is not a full laundry day; block a night if you cannot reset.

If they need a bag left until a late marshrutka, agree it on the reservation before the last night. Do not leave a “maybe” at the gate. A bag in a locked room you need to clean is how the next guest waits in the yard.

Walk the house the same day

Walk every room they used before the next arrival. Photograph anything new. If there is damage, write the reservation with photographs and a clear amount in AZN. Ask the guest to pay first. If they do not, file AbsoluteCover within 14 days of checkout or before the next guest arrives, whichever is first.

We do not accept AI-generated or AI-edited evidence. Approved amounts are paid in AZN. Limits are $3M damage and $1M liability. Cover is always included and free for you. A door cash deal that never enters the thread is a deal we cannot help.

If something is wrong on arrival

No heat, no water, a lock that fails after dark — that is AbsoluteCover and the safety line, not a review you wait for. If anyone is in danger, call 112 first in Azerbaijan, then tell Absolute. Keep the messages on the reservation.
