Before you apply

Short stays can touch municipal rules, building or homeowners’ rules, a lease if you rent, and taxes on your own income. What applies in Icherisheher is not always what applies in a village in the regions. Read official sources for your address. Absolute cannot give legal or tax advice.

You are responsible for permits, building and tourist rules, safety equipment, accurate calendars, truthful photos, and taxes that apply to you as a host in Azerbaijan. That is also in our Terms of Service. We would rather wait than open a stay that cannot legally host.

If you rent the apartment

Hosting is not only for homeowners. If your lease allows short stays, you can host an apartment you rent. Tell us the building — we help you check before you list. Absolute does not own or operate the buildings.

If the lease or the building forbids short stays, do not list. A neighbour complaint after the first guest is more expensive than a quiet no at the start. Subsidised or workplace housing often forbids subletting. Check with the authority that issued the contract before you apply.

Building, municipal and tourist rules

A courtyard house in Gabala and a flat in Baku can sit under different municipal and building rules. Registration, zoning, tourist notices and local taxes change by address. Look at the official site for your city or rayon. If you cannot find it online, call or write the municipality. Other hosts can share what they did — they are not your adviser.

You apply as a Direct Host. No creator is required. Creators introduce stays separately. Absolute visits, photographs and opens the stay with you. We do not publish a listing you built alone, and we do not open a stay we already know cannot legally host.

Guests, identity and tax

Guests in Azerbaijan complete SIMA. Other guests are biometric verified before they arrive. Absolute collects the guest programme fee — 15% on the stay subtotal — and remits applicable taxes where required. The fee is not taken from your nightly floor in AZN. You remain responsible for tax on your own hosting income. Keep the records we send you.

Your payout is the agreed nightly floor after a completed stay. Reservation volume is not guaranteed. Getting started is free. There is no Superhost tax status and no Instant Book exemption. Official sources for your address still decide what you must file.

Safety you still own

You remain responsible for a safe stay: a working way in, lights on the path they walk at night, gas and heating you have already tested, and hazards you mark if you cannot remove them. Default check-in is 15:00 and checkout is 11:00 unless the listing says otherwise. Emergency services in Azerbaijan are 112.

AbsoluteCover is always included and free for the host — up to $3M USD damage protection and $1M USD liability, a 14-day claim window or before the next guest, AZN payouts. Cover is not a permit, not a tax filing, and not a substitute for the legal right to host.

Who to ask

Your municipality, your landlord or building, and a local lawyer or accountant if the stay is your livelihood. Read official sources first. Local rules change. Neighbourhood, city and national rules can all apply to the same address.
