House rules that guests actually follow
Short rules, written before the booking, work. A long list after they arrive does not.

Put the real limits on the listing
Quiet hours, smoking, parties, extra overnight visitors, pets, shoes, kitchen use. Write them on the page before anyone pays. A guest who books has already agreed. A rule you mention at the gate is a request, not a condition they chose.
Reservation screening can refuse bookings that look like a party — house rules make that screen honest. If you will not host a hen night or a wedding table in the yard, say so. Do not hide the limit in a paragraph of poetry.

If you live in the house
Say that you live on the plot or share a kitchen, bathroom or yard. Write which rooms are theirs and which stay closed. A family house in Sheki or Lankaran is not a hotel corridor. Guests who want that house will book it. Guests who do not will book somewhere else — that is the point.
If children in the family use the yard in the morning, write it. If a neighbour’s dog is always there, write it. “We live here” is not an apology. It is how someone decides at checkout on abaz.az.
Local customs that are not optional
Mud to the door, carpets inside, a steep ice path, a wood stove you do not want left alone — those are rules as much as “no parties”. Write the custom in one plain sentence. “Shoes off because the house is carpeted and the yard is mud” is clearer than “please respect our home”.
Check-in is 15:00 and checkout is 11:00 unless the listing says otherwise. If you need them out earlier for a Friday turnover, write that on the page, not in a message the night before. Times they did not agree to are how disputes start.
Repeat the two or three that matter
The listing can hold a short set. The check-in note should repeat the two or three that actually break a stay: no extra mattresses for friends, no smoking indoors, the gate locked after 23:00. Guests forget a wall of rules. They remember what you said the afternoon they arrived.
Keep the same words in the Absolute inbox. Do not invent a new rule on WhatsApp after they have paid. A file we cannot see is a file we cannot help.
When a guest breaks a rule
Message them on the reservation the same day. Be specific: the music after quiet hours, the third car, the cigarette on the balcony you forbade. Ask them to stop. Copy Absolute on the same thread. Do not wait until checkout to “tell the office”.

What rules cannot do
Rules cannot refuse a guest because a name looks foreign, or because they booked from another country. They cannot cancel a stay you already accepted because a better weekend appeared. They cannot replace a listing that promised a kitchen and delivered a kettle.
