Count the turnovers

Fourteen nights with one clean is cheaper for you than seven two-night stays. Messaging is thinner. The calendar fills in a block. Pass some of that back as a weekly price under the nightly floor, or a monthly price if you will really host a month. Do not publish a month you will cancel for two weekends.

Remote workers and families who want one house filter for those lines. A nightly-only listing in a quiet month asks them to do the arithmetic themselves — they often leave.

How to set the number

Start from the floor you already live with, in AZN. Subtract what you save on linen and gate time. Keep enough to restock and to walk the house once in the middle if you promised a clean. If you do not walk mid-stay, say so. A “weekly clean included” that never happens is a review and sometimes AbsoluteCover.

Change the longer-stay number with the season, not every Monday. A February month is not an August week.

What the guest sees

One line for the stay, cleaning if you still charge it on top, extras they tick, and the 15% programme fee on that subtotal. A weekly headline does not hide the fee. AbsoluteCover and check-in do not shrink because they booked fourteen nights.

Your payout is the rate you agreed — nightly, weekly or monthly — plus listed extras. The fee is added for the guest, not taken from your floor.

Mid-stay and the house

Write who holds the key if you will come in. Write quiet hours if you live on the plot. A washer, a kitchen, heating, and wifi hours matter more on day ten than on a Saturday night. Photograph the real desk if you tick workspace.

Ice on the path in week two is still your path. A detector with a dead battery is still your detector.

Do not accept nights you will undo

A cheap month you will host-cancel when a holiday weekend appears is how we review the listing. Close those weekends before they pay, or honour the month. Friends who want a long stay book the same listing so the file stays in one place.

Cash at the gate for a “long local rate” cancels the reservation and removes cover.
