Major disruptive events

A flood, a closed mountain road, a state decision that makes the stay impossible. The Cancellation policy names these. Absolute rebooks or refunds — you do not argue it in a chat.

What the policy is for

An event that makes the booked house unusable or unreachable after the reservation was made — not a change of mind, not ordinary rain, not a cousin’s wedding. We decide from the reservation file and from public facts: a closed pass, water on the plot, an order that says people should not be there.

Host and guest are not left to wrestle the nights. AbsoluteCover and the Cancellation policy sit on every live booking. This article explains the shape. It does not replace the full rule.

What it usually is in Azerbaijan

Spring flood on a riverside dacha. Snow or ice that closes the Şahdağ or mountain road the listing said they would drive. A gas or electricity cut that makes the house unsafe to sleep in. A state decision that stops the stay. Smoke from a hillside fire that makes the lane impassable.

Caspian wind that knocks a balcony grill over is weather you write on the page. Wind that takes the roof is a file. Photograph the road or the water the same day.

What it is not

A guest whose flight moved. A host who double-booked a family weekend. Foreseeable February cold you did not mention. A wet path you always have in March. Those are listing accuracy, host cancels, or ordinary terms — not a disruptive event you announce in the inbox.

What you do the same day

Close nights you cannot reach. Write to Absolute and to the guest on the reservation. Photograph what we cannot see from Baku. Do not insist they drive a closed pass. Do not offer a cash deal at a cousin’s flat off-platform “until the road opens”.

In an emergency they call 112 first — then 101 fire, 102 police, 103 ambulance, 104 gas. The inbox is not a rescue service.

How we unwind it

When the policy applies, we rebook or refund the guest. Host cancels that qualify are not scored like a wedding cancel. Nights that cannot be hosted stay closed. You do not keep a payout for a stay that could not happen.

The 15% programme fee and your floor are unwound as the Cancellation policy says. Do not invent a private bargain that contradicts the file.

After the event

Walk the house before you open nights again. Detectors, gas tap, path, pump. A listing that still shows a summer garden while the lane is a river is how the next file starts. Preparing the house for emergencies is a different page — print those sheets when the weather is quiet.
