Promise less than you deliver. A working shower and an honest page beat a “luxury” word the house cannot carry.

The offer is the listing
What you tick, photograph and write is the stay you sold. If you wrote private bathroom, it is not shared with your parents at 07:00. If you wrote kitchen, there is a hob that works and a way to wash a plate. If you wrote heating, January in Quba is not a single extra blanket. AbsoluteCover for guests starts when that offer is materially false.
Do not oversell. Name the fig tree and the creak in the floor. Name the marshrutka walk. Name the neighbour’s generator. Guests who booked an honest courtyard in Ismayilli forgive a quirk you wrote. They do not forgive a villa word on a house that is a dacha.
Photographs that do not argue
Two or three true frames per room beat a wide lens that invents space. Do not polish a dark room into noon. Caption the path that is steep, the pool that is closed from October, the view that a new wall took. Absolute shoots the stay; you keep the rooms in that state. Commit to the nights you opened
An offer includes the calendar. Do not cancel a confirmed stay for a wedding or a better rate. If the mountain road closes, write Absolute the same day — that is a disruptive-event question, not a quiet unlisting. Host cancellations are how people stop believing the page.
Close nights you cannot host. A closed Tuesday is cheaper than a five you will never get back.
When they complain about the total
Prices on Absolute Stays are in AZN. The guest sees nights, cleaning and extras they ticked, plus the guest programme fee — currently 15% of that stay subtotal unless the page says otherwise. That fee is not taken from your host rate. Do not invent an off-platform cash discount to “fix” a price complaint, and do not argue the fee in a public review reply as if the guest stole from you.
If the complaint is really “not as listed”, that is accuracy, not the fee. Fix the house or the sentence. If it is “I wanted hotel luxury for a village floor”, the listing should have said village. You still thank them and name what, if anything, you changed.
Hold the offer through the stay
Small, true extras help: a second blanket, tea, a lamp on the path. Write only what you will still do on a tired Tuesday. Breakfast that is regular should be an extra they pay Absolute for. Going further than the listing has its own guide — the line is the same: kindness that breaks the rules is a future complaint.
The offer is simple. Honest page. Rooms that match. You on time. Nights you do not take back. That is a five-star stay you can actually sell next season.
