Hosting in peak season

What peak means here

Peak is not one calendar. Novruz fills courtyards and family houses. July and August fill Gabala, Quba, Ismayilli and the north. October colour fills Sheki and the mountain roads. New Year and the school break fill anywhere with heat that actually works. Each rush books the photographs you already published — not the house you meant to finish.

A wrong listing costs more when every nearby stay is full. A heater that “usually works”, a path you have not gritted, a cleaner who is already booked for three other houses — those become AbsoluteCover files and low scores, not a conversation you can postpone until February.

Before the rush

Walk the stay two weeks out. Confirm heating or cooling, hot water, the pump, extra bedding and towels, and who covers turnovers if two stays sit back to back. Test the path lamp. Restock soap, toilet paper and drinking water if you promised them. Date the Home Safety Checklist if you have not this season.

Write what changes in that month: well water in August, a wood stove you light, ice on the only track, a shared yard during Novruz visiting. Close nights you will be away or cannot host. A calendar that is open is a promise.

Back-to-back turnovers

Checkout is 11:00 and check-in is 15:00 unless the listing says otherwise. That is four hours, not a full laundry day. Keep a second set of linen. Agree who does the clean — you, a neighbour, a paid cleaner — and a backup if they fall ill on a Friday. Block a night if you cannot wash, dry and reset in time.

Keep checkout short for the guest: lock, keys, rubbish. The rest is your list. Same rooms every time: beds, bathroom, kitchen, floors, the things that fail in season — the heater in January, the cooler in August, ice on the step. Photograph the empty house once between stays; it helps if a damage file needs a before picture.

Pricing and the floor you set

Your nightly minimum can stay. We may raise the guest price on peak weekends. A higher guest night does not automatically raise your payout — you still receive the floor unless we wrote a different host amount. The guest programme fee is still added on their side. You still receive the rate you agreed, in AZN, after a completed stay.

If you only want weekends, close the weekdays. Do not accept a 14-night stay you will cancel when a better weekend appears. Host cancellations in peak week are how guests lose trust in the whole village, not only in your gate.

No side bookings on those dates

Do not accept a cash booking, a cousin’s friend, or a WhatsApp hold for dates that are live on Absolute Stays. AbsoluteCover only covers Absolute Stays reservations. A side stay that damages the house, or that forces you to cancel a confirmed Absolute guest, is your cost — and can cancel the reservation we already took.

If you cannot host, close the calendar. If a confirmed guest needs to move, write Absolute the same day. Keep the thread on the reservation so the file is complete.

Seasonal honesty on the page

Refresh photographs that still show a spring garden in January, or a pool you cover from October. Untick amenities you take away for winter. Name heat, water and the road as they are that month. Guests comparing three houses in a minute book the one that still looks like the week they will arrive.

Peak season is a test of the listing you already wrote. Finish the house before the rush. Then host the stay you published.
