Setting your pricing strategy

You set a minimum nightly rate in AZN. Absolute may raise the guest price. We never sell a night below your minimum.

A floor, not a guess every morning

The number you live with is the floor: the least you will accept for a night in that house, in AZN. Price the house as it is — heating in January, a pool only in summer, a walk to the marshrutka. Look at nearby Absolute stays in the same region, not a Baku hotel corridor.

If you change the minimum every day, guests who already booked feel cheated when the next week is cheaper. Change season, not mood. A written floor is what payouts use after the stay.

Season and the week

Weekend nights in Gabala in August are not Tuesday in February. A floor that ignores Novruz, the sea months on the south coast, or a closed mountain road will sit empty or feel greedy. You may set a higher floor on the dates that always fill. You may keep a lower floor in the quiet weeks so the house still works.

Absolute’s smart pricing may raise the guest price on busy dates. It will not publish a guest night below your floor. A higher guest price does not automatically raise your payout — you still receive the floor unless we confirmed a different host amount in writing.

What the guest pays

They see nights × the guest nightly price, any cleaning you listed, extras they ticked, and the guest programme fee — currently 15% of that stay subtotal unless the listing page says otherwise. That fee is Absolute’s. It is not taken from your floor.

Cleaning and extras sit in the subtotal, so they move the number the guest compares. A modest floor plus a huge cleaning line can look more expensive than a slightly higher floor with cleaning folded in. Strategy is the whole checkout, not only the night.

Costs the floor should cover

Think in the house, not in a hotel spreadsheet. Power in winter, a person to clean, laundry, the tax you will owe on hosting income — those are yours to plan. AbsoluteCover is included and free for you; do not invent a “cover surcharge” on top of the floor.

  • A night that pays the cleaner and the linen, not only the light bill.
  • A winter floor that assumes heating will run, if you listed heating.
  • A summer floor that does not pretend the unheated annex is a July villa.

Compare like with like

A courtyard house in Sheki is not a serviced apartment on Fountain Square. Compare open Absolute listings in the same district, same sleeping count, same heating story. If you are far above them with fewer photographs and a weaker kitchen, the calendar will tell you before a neighbour does.

Do not copy a dollar example from another platform and divide it into AZN. Your floor is local work.

When to write us

If you want the floor changed for a season, or you think a guest price on a reservation does not match what we agreed, write through the contact form. The public address is info@abaz.az. Do not raise the price in a private message after they have paid.
