Open the calendar once a season. Compare nearby Absolute stays, not last year’s mood. Raise the minimum before Novruz and August — not the morning a guest is already paying.

A seasonal pass, not a daily auction
Look at closed nights you wish you had sold and open nights that sold too cheap. If every August weekend in Gabala filled in a day, the floor can move up before the next summer. If February in Sheki is empty, a lower minimum or a weekly price is more honest than hoping the same August number will suddenly work.
A pass is not a daily auction. Guests who already booked feel cheated when next week is suddenly cheaper. Change the season, not the mood. Write the new floor in AZN on the listing and keep it there until the season actually changes — heating, the road, and who travels all change with it.
Who you compare against
A courtyard house in Gabala competes with other inland homes that sleep the same number — not a Baku suite and not a hotel breakfast. A Caspian dacha competes with beach stays. Price against that set on Absolute Stays, in the same region and the same type.
If every similar stay is booked at a higher floor and your weekends still sit empty, the first photograph or the amenities may be the problem, not the number. If you sit far above the set and stay empty, the floor is the problem. Do not use a neighbour’s unpublished WhatsApp rate as evidence.
What the guest actually sees
The guest does not see your floor in isolation. They see a stay subtotal — guest nightly price × nights, plus cleaning you listed, plus extras they ticked — then a 15% programme fee on that subtotal. That total is what they compare when they open two houses in the same village.
Your payout is the nightly floor you set, in AZN. That is what you receive. A higher guest nightly price on a busy weekend does not automatically raise what we pay you unless we confirmed a higher host amount in writing. The full split is on /stays/resources/simplifying-stay-fees/.
When the floor should move
Raise it before Novruz, before August, and before a village wedding week you already know will fill the region. Do it while the nights are still open. A floor change on a live reservation is not how Absolute works.
Lower it when a month is honestly empty and you still want the house used. A weekly or monthly number can sit under the nightly floor if you want fewer turnovers. Do not invent a last-minute chat price that undercuts the page they already saw.
What not to do
Do not raise a live reservation. Do not undercut yourself in WhatsApp after they saw the listing. Do not copy a neighbour’s number without looking at their beds, heating, or the path from the road.
Absolute may still lift the guest price above your floor on busy dates. Your payout stays the minimum you set. Smart pricing never publishes a guest night below that floor.
After you change it
Message Absolute if the new floor should apply only from a date, or if a holiday week needs its own number. Keep the reservation record we send — nights, extras, and the AZN line — and reconcile it against the formula on the fees page.
If the house changed — heating installed, a pool closed for winter, a room taken offline — say so when you change the price. A higher floor on a worse house is how reviews arrive.
