What smart pricing means here
You set a minimum. Absolute may raise the guest price on busy dates. We never publish a night below your floor.

Your floor is the contract
The minimum is a contract with you. If you need 120 AZN a night to open the house, write 120 AZN. Smart pricing cannot surprise you with 80 AZN. You can still close nights or raise the floor for a holiday week before anyone pays.
The floor is what you receive for those nights. It is not a starting bid and it is not a hint. Write the number you can host at on a Tuesday in February and on a Saturday in August — or write two floors, one for the quiet season and one for the peak, and tell Absolute which dates they cover.
What we may raise
On busy dates — Novruz, August weekends, a festival week in the region — we may show the guest a higher nightly price than your floor. That is the guest nightly price inside the stay subtotal. The 15% programme fee sits on that subtotal, so the guest total moves when the guest night moves.
We use demand we can see: open nights in the same region, how fast similar stays are filling, and the dates already on your calendar. If we raise a guest night, you will see it on the reservation they receive.
What we never do
We never publish a guest night below your floor. We never lower a live reservation to fill a gap. We never take the 15% out of your floor.
If a date should not sell at any guest price — family in the rooms, the road closed, the cleaner cannot turn — close it. Smart pricing does not override a closed night.
The guest side
They see one total in AZN at checkout: stay subtotal (guest nightly price × nights + cleaning + extras) plus the 15% programme fee. They do not need to know your floor. They need the number they will pay to be the number on the page.
A higher guest price on a peak weekend does not change your agreed rate unless we told you a different host price in writing. The worked numbers are on /stays/resources/simplifying-stay-fees/.
Your payout
Nights pay out at the floor × nights. Cleaning and extras you listed pay out as shown on the reservation. If we confirmed a higher host price for those dates, that written host price is what we pay. A higher guest night alone does not auto-raise the host line.
Keep the reservation record. The split is the same on every stay: guest price and fee on one side, agreed host amounts on the other.
Turning it, raising the floor
You can ask Absolute to stop raising guest nights on a stretch of dates if you want the page to stay at the floor — useful when you are matching a printed quote for a family. You can raise the floor for open nights any time before they sell.
You cannot turn AbsoluteCover off to “make the guest price smaller”. You cannot move the stay to another URL to dodge the fee. Smart pricing is a guest-price tool on top of your floor, not a second marketplace.
