Turning demand into earnings

Open the nights you can host. Price a floor in AZN you can live with. Answer the same day. Demand without a true calendar is noise.

Demand is only useful if the nights are open

A busy weekend in Gabala, a Novruz week, a run of beach searches — none of that pays you if the calendar is closed, or if you will cancel when a cousin arrives. Absolute can merchandise the house. We cannot sell a week you have already promised to someone else in a chat.

Open only the nights you can actually turn the rooms, answer a message, and stand at the gate or leave a working code. A half August you kept is worth more than a full August you cancelled twice.

The three levers

Availability, the minimum in AZN, and reply time. Those three decide whether a search becomes a reservation. A guest who sees open dates, a readable total, and a same-day answer books. A guest who sees a closed week, or a message that sits overnight, looks at the next courtyard.

Your floor is the host number we will not go below. The guest still pays the stay plus the 15% programme fee on that subtotal. Marketing does not rewrite either number.

Price the season, not the mood

August inland is not February. A Saturday in Quba is not a Tuesday. Set a floor that opens the door for that week, then leave it. Changing the minimum every morning makes last week’s guest feel foolish when this week is cheaper.

If the house is always full at your floor, raise it next season — not on a live booking. If it sits while similar Absolute houses nearby sell, look at photographs and the first night price, not at a Baku hotel.

When the calendar is full

Do not raise a reservation that already paid. Do not accept a second family in the same rooms. Extras — a table, a transfer, a late checkout — only if you can still run them without breaking the stay you already sold.

Peak weeks have their own guide. The rule is the same: a confirmed night is a night you host. A better offer in a private message is not a reason to undo it.

What Absolute can and cannot sell

We can put the house in search, take payment in AZN, run guest verification, and hold AbsoluteCover. We cannot invent clean linen at 14:00 or a host who does not answer. If a week will be a family wedding, close it before anyone pays.

Friends who want the house should book the same listing. A cash deal at the gate for a “busy” weekend cancels the file and removes cover.

After the stay

A completed reservation is how you are paid — the floor you set, plus cleaning and extras on that booking. Reviews and a true calendar are how the next busy week finds you. Demand returns. The house has to be open, priced, and reachable when it does.
