Control when and how you host

As often as you like. There is no minimum number of nights. You open the calendar; you close it. Closed nights stay closed.

You decide the dates

Host every weekend, only in summer, or while you are in Baku. The host dashboard is the calendar guests book against. Closed nights are closed. Do not take those dates on the side — AbsoluteCover covers Absolute Stays reservations, not a cash booking at the gate.

There is no Instant Book product and no Superhost calendar rule. Open only the nights you can actually welcome someone. A family Friday in your own house — close Thursday if you need the turnaround. A wedding in the village that fills your rooms — close it now, not after a reservation lands.

Notice, stay length, and turnaround

Set how much notice you need before a guest arrives, and the shortest stay you will accept. Same-day arrivals are possible if you want them — and if the rooms can be ready before 15:00. A two-night minimum is yours to set. A weekly or monthly number can sit under the nightly floor if you want fewer turnovers.

Checkout is 11:00 and check-in is 15:00 unless the listing says otherwise. If the cleaner cannot turn the house in those four hours, leave a closed night. That closed night is cheaper than a host cancellation and cheaper than a guest who walks into wet floors.

How guests book

You can review requests, or allow guests who meet your rules to book open dates. Either way, booking guests are identity-verified. In Azerbaijan, SIMA. Other guests, biometric verification. You see who is coming before they reach the door.

You set how many guests the house can honestly sleep. Extra overnight visitors belong in the listing before the booking, not after arrival. Friends and repeat guests should still book through Absolute so AbsoluteCover and the AZN payout stay on one reservation.

House rules before they arrive

Quiet hours, smoking, pets, extra overnight visitors, where cars park, and commercial photography belong on the page before they pay. A rule you invent at the door is a complaint. Check-in and checkout times are yours to set with Absolute — write the hours you actually run.

If a guest breaks a serious rule, message them and Absolute the same day. Hosts and guests review each other only after a completed stay. You see the guest’s profile before they arrive. Questions go through the contact form on abaz.az. We reply from info@abaz.az.

Busy seasons

Novruz, summer in Gabala and the north, autumn colour, New Year. Demand rises; so does the cost of a wrong night left open. If you cannot turn the house around, close the night. Your minimum nightly floor can stay. Guest-facing prices may move with the season. Absolute never publishes a guest night below your floor, and never takes the 15% programme fee from that floor.

Raise the floor before the season, while nights are still open — not the morning a guest is already paying. A live reservation does not change because August filled faster than you expected.

Keep the calendar honest

The calendar guests see is the calendar you host. If something changes — a road, a funeral, a boiler — close the night before a reservation lands, or message Absolute the same hour. A host cancellation after they have left Baku is how reviews and cover conversations start.

Reservation volume is not guaranteed. It depends on demand, pricing, quality and season. You host when you can host well. Closing a month is allowed. Selling a closed night at the gate is not how AbsoluteCover, the 15% guest fee, or the AZN payout stay in one place.
